1031 Exchange -
Instead of selling a property,
paying taxes on it, and then
using the reduced after-tax
proceeds to buy other real
estate, IRC 1031 allows the
deferment of capital gains
tax which would have been
owed on the sale of the
property. This enables the
full reinvestment of the sale
proceeds.

A successful sale
requires that you
concentrate on 5
considerations:
.. Your price
..Terms
..Condition
..Location
..Exposure
You can't control all of
them, you may have to
overcompensate in one
or more areas to offset a
competitive disadvantage
in another
